A. An appraisal is
a formal assessment of the value of a home or property. The lender often
requires an appraisal to make sure the loan amount does not exceed the value of
the property being sold.
Q. What is Home
Inspection ?
A. Home Inspection is a visual examination of the physical structure
and systems of a home. It is not an Appraisal, a Municipal Code Inspection,
or an FHA Inspection. A Home Inspection is solely for the purpose of detecting
exactly what is going on with your prospective property and reporting
those facts back to the buyer. A home inspector is hired by the Buyer
for the Buyer. If you are thinking of buying a home, you should have it
properly inspected before the final purchase by an experienced and impartial
professional home inspector.
Q. Can I do it
myself ?
A. Even the most experienced homebuyer lacks the knowledge and
expertise of a Professional Home Inspector who has inspected hundreds,
perhaps thousands, of homes in his/her career. An inspector is equally
familiar with all the complexities of a house. Above all, most buyers
find it difficult to remain completely objective and unemotional about
the house they really want, and this may lead to poor assessment.
Q. Why do I need
an Inspection ?
A. The purchase of a home is probably the largest single investment
you will ever make. You should know exactly what to expect - both indoors
and outdoors - in terms of repair, maintenance, and their costs. A fresh
coat of paint could be hiding serious structural problems. Water marks
may indicate chronic problems or may simply be the result of a single
incident. The Home Inspector interprets these and other clues, then presents
his professional opinion as to the condition of the property before you
buy, so you can avoid unpleasant surprises afterwards. A Home Inspection
will also point out the positive aspects of a home, as well as the type
of maintenance that will be necessary to keep your investment in prime
condition. After the inspection, you will have a much clearer understanding
of what it is you are about to purchase, and you will be able to make
an informed decision.

of the most common concerns ?
A. Roof leaks due to flashing and/or roof material failure due
to poor installation
· Electrical safety issues due to age of home or homeowner alterations
· Deterioration of the interior wall material behind the shower
and tub surrounding areas.
· Heating unit and air conditioning distribution system problems
due to age and workmanship or to alterations

A. Yes. Now you can complete your home purchase with peace of mind
about the condition of the property and all its equipment and systems.
You will have also learned a few things about your new home from the inspector's
report, and will want to keep that information for future reference. Above
all, you can feel assured that you are making a well informed purchase
decision and that you will be able to enjoy your new home.
Q. What does a
home inspection include ?
A. A complete Home Inspection includes a visual examination of
the house from roof to lawn. The inspector examines the heating system,
central air, plumbing, electrical, roof, attic, insulation, walls, floors,
ceilings, doors, windows, bathrooms, kitchens, appliances, foundation
and so on.
Q. Can a house
fail inspection ?
A. Yes and no. Depending on how you look at it. A professional
home inspection is simply an examination into the current condition of
your prospective home. It is not an appraisal or a Municipal Code Inspection.
A Home Inspector, generally, therefore, will not pass or fail a house,
but will simply describe its condition and indicate which conditions will
need to be addressed immediately or in the near future.
Q. When do I call
the inspector ?
A. The best time to contact us is after you've made an offer on
the property and before you sign the contract. Or you can ask your attorney
to include an inspection clause in the contract, making your purchase
obligation contingent upon the findings of our professional home inspection.
Q. Do I have to
be present ?
A. No you need not be present for the inspection, however, we recommend
that you are. By following the inspector around the house, by observing
and asking questions, you will learn about your new home and get some
tips on maintenance in general - information that will be of great help
to you after you've moved in.
Q. What if the
report reveals problems ?
A. If the inspector finds fault in a home, it doesn't necessarily
mean you shouldn't buy it, only that you will know in advance what type
of repairs to anticipate. A seller may be willing to renegotiate the purchase
price because of significant problems discovered in an inspection. If
your budget is very tight, or if you don't wish to become involved in
future repair work, you may decide that this is not the house for you.
Buyer beware!! At the conclusion of the inspection you will get a verbal
report. A multi-page written report will follow. The report will cover
every phase of the inspection in terms that are easily understood.
Q. What will it
cost ?
A. The inspection fee for a typical 3 bedroom/2 bath house starts
at $275.00. If you think about it, cost should not be a factor in the
decision whether or not to have your prospective home or investment property
inspected by us. You might save many times the cost of the inspection
if you are able to renegotiate the purchase price based on significant
